What Your Money Will Buy

A never-lived-in home on the beach in Bonita Springs captivated buyers who were charmed by water views, front and rear, and a multi-level floor plan with plenty of privacy. If some family members or guests want a spirited television experience, they can have it on the first level without disturbing quieter gatherings in the second-floor living and dining rooms. If tranquility is sought, there’s the fourth-floor observation loft, says listing agent Aldee A. Rosenberg, of Coldwell Banker Residential Real Estate, Naples. “The third-floor master suite offers a full-length private balcony,” she reports. “The fourth-floor observation loft facing the front is a perfect exercise studio or the quintessential office space.” Rosenberg says the floors are bamboo, marble and tile in this 5,253-square-foot elevator home built in 2008 and called Sunset Pearl. One guest suite is on the second level; two guest suites and a den are on the third. The property, with a total of 9,625 total square feet, has four bedrooms, den and five baths, and was sold in February, furnished, by Coldwell Banker’s Doug Grant for $2,990,000. “This home was designed and engineered very well,” says Rosenberg, “and the buyers were very lucky, as there were other potential buyers who missed the boat by a day or two.”

“One of the most alluring features of a La Caille [at Quail West] residence is the feeling of a custom single-family home in the format of a downsized, maintenance-free detached villa,” says Cheryl Deering, vice president of sales and marketing at Quail West Golf and Country Club, Naples. “And those long views of the lake and golf course come a close second.” The Cipriani that sold in January has three bedrooms, a den and three-and-a-half baths. The 3,144-square-foot floor plan built by McGarvey Custom Homes comes with marble and wood floors, a formal dining room and study, and two guest suites. Outside, the south-facing pool and spa are complemented by an outdoor kitchen with built-in grill and a fireplace. Deering notes that the three-car garage and courtyard entrance also enhance the property, which totals 4,448 square feet. Since this is a new construction sale, the photo is of a completed Cipriani villa. The selling price was $1,229,883, unfurnished.

A family home in a family community were key factors in the sale of a four-bedroom, three-and-a-half bath home in Saturnia Lakes. “The clients love the open floor plan and especially the family-friendly kitchen, family room and lanai that are all in sight,” reports Patrick Dearborn, John R. Wood Realtors, Naples. “They are pleased to have a second story, since it provides privacy for family and guests. The loft is perfect for a work area, as well as play space.” The outdoor space includes a screened lanai with pool and spa and outdoor kitchen. Inside, features include a wine cooler in the kitchen, an extravagant dining room chandelier and a first-floor master suite. The home, built in 2004 with a three-car garage, has 3,773 air-conditioned square feet and 4,708 total square feet. Dearborn, who was the listing and selling agent, says the buyers like the pie-shaped, cul-de-sac lot, and the amount of private, outdoor space compared to other places they saw. He adds that the amenities at the northern Collier County community, such as three heated pools, tennis and a large clubhouse, were also a plus. “They truly feel they got a great value for their money.” The home closed in February for $610,000 unfurnished.

Greg norman came to town in the late 1990s to put his mark on a new residential golf community by WCI Communities in North Naples. What evolved at the 943-acre site bordered south and west by Vanderbilt Beach and Airport-Pulling roads is Tiburón, a community of condos, villas and single-family homes surrounded by 36 holes of Norman-designed golf and anchored by The Ritz-Carlton Golf Resort. Marketing began in 1999 for the community, and development continues. A beach shuttle is available, and opportunities exist for owners to access Ritz-Carlton resort amenities.

The 4,201-square-foot residence built in 2007 by Distinctive Builders was a 2008 Sand Dollar Award winner for product design. Listing agent Michelle DeNomme, of Prudential Florida Realty, notes that the 5,390 total square feet include a heated pool and spa. The home, pictured here, is for sale at $1,795,000, furnished.

Recent sale: The four-bedroom, five-and-half bath, two-story home built in 2006 in Serafina has 3,592 air-conditioned square feet and 4,534 total square feet. Listing agents Terri Moellers and Sharon Kaltenborn, of Premier Sotheby’s International Realty, Naples, report the kitchen is a major attraction, with a six-burner gas cooktop, warming drawer, two dishwashers, built-in refrigerator and pantry. The home sold furnished in February for $1.32 million.

BARRON COLLIER COS. SCOOP UP BIG-TICKET PROPERTIES

While some real estate shoppers were still holding tight to their purse strings this past year, a local developer better known for selling than buying has been shelling out for some big-ticket properties.

Naples real estate broker Ross W. McIntosh says the purchases include two Collier County shopping centers and residential property in Naples and on Fort Myers Beach.
