What Your Money Will Buy

“The buyers were pleased to acquire a home of the caliber they were seeking on the beach at The Strand,” says Bill Earls, of John R. Wood Realtors. “Properties like these are in limited supply.” Earls, who was the listing agent, reports that the new owners considered the four-bedroom estate well-priced. One of the perks of this property in the 12-home enclave in Bay Colony, Naples, is the conservation land that borders one side. Another is 152 feet of beach frontage.

Earls notes that floor-to-ceiling arched windows enhance the Mediterranean flavor of the architecture and maximize impressive Gulf of Mexico views. Built in 1995, the home—with its 9,775 square-foot floor plan—includes six full baths, three half baths, a great room, den, media room and office. A two-car garage with lifts supplies four-car storage. The total square footage is 17,941. The home sold in May, unfurnished.

A three-bedroom, three-bath home in The Claridge in Pelican Bay sold furnished when it closed in February. According to the listing agent, Ginny Lee, of Premiere Plus Realty, there were unusual assets to this Naples high-rise unit aside from glorious Gulf and golf course views. “This home comes with a two-car garage and another parking space under the building,” Lee explains. “Very few Pelican Bay condos have those amenities. Most have carports. It also has a poolside cabana that was sold separately. That is also not commonly available.” She points out that the third bedroom can easily serve as a den, and that the 1993 home’s 2,337 total square feet include 2,062 under air. Lee adds that The Claridge has undergone extensive remodeling.

“This property is a good representative of a deep-water canal home for this price range in Fort Myers,” says Steve Petty, the listing agent for a four-bedroom, three-bath home in the Town & River yachting community, located at the corner of McGregor Boulevard and Cypress Lake Drive. “The land value is quite high, so the home would not be as new or large as a home in a newer, non-waterfront community.”

Built in 1972, this direct Gulf-access home offers 2,267 square feet of living area, four bedrooms and three baths, an open great room and family room, and 100 feet of waterfront. “This open-concept home underwent extensive remodeling and updating, including the kitchen’s custom wood cabinetry, granite countertops and stainless steel appliances,” says Petty. Selling agent Tara Malloy, of Riverside Realty, notes that the updated master bathroom has a soaking tub, double sinks, a separate shower and new tile flooring. The southern-exposure home provides a screened pool and spa, wooden boat dock with boat lift and fishing dock. Petty, of VIP Realty, reports the home, with total square footage of 4,255, sold unfurnished in February.

When canadian developer Gerry Livingston first clapped eyes on a 450-acre chunk of wilderness along Golden Gate Parkway from an airplane in 1979, he knew he’d found the ideal spot for a golf community. With his partner, he began construction of Wyndemere Country Club, a 27-hole Naples golf course community whose residents would include golf celeb Chi Chi Rodriguez. Mature plantings provide shade and beauty to the 16 neighborhoods of homes and condominiums, but updating has been thorough, with all 17 streets repaved, the golf course redone and two new projects for a redesigned pool and a refurbished clubhouse scheduled for completion in 2012.

On the market: Pictured above, this three-bedroom/den home built in 1987 has been updated with three renovated bathrooms, new tile floors and a complete kitchen makeover that includes new cabinets and stainless steel appliances. The screened lanai and pool offers golf course views. According to listing agent Michelle DeVincent of Downing Frye-Realty, the 2,825 square-foot home in Mahogany Bend is priced at $890,000, furnished.

Recent sale: Located in Wyndemere’s Golf Cottages, a two-bedroom, den, two-bath home sold in May for $380,000, unfurnished. Built in 1985, the floor plan provides 2,145 air-conditioned square feet, and the total amount is 2,437. Listing agent Robb Mackett, broker/owner of Blue Heron Realty of Naples, remarks that hardwood floors, a heated pool, golf course views and a glassed-in lanai were strong selling points.

 

Market Talk

High-end Prospects Promising

While gloom still holds sway over certain sectors of the market, two area real estate pros are displaying unbridled optimism with listings in the eight-figure category.

Stefan Bolsen, broker at 5th Avenue Real Estate, Naples, says he’s confident a buyer for a Marco Island penthouse listed at $11.9 million (unfurnished) is coming his way, and Trae Zipperer, broker at Luxury Property Firm, Fort Myers, is equally sure there’s a buyer for the Cocohatchee River estate he is listing for $11.9 million (furnishings negotiable).

As for the tough economy? “The folks who can afford a property like this aren’t worrying about making mortgage payments,” Zipperer observes drily. “The deal will probably be cash.”

Bolsen explains that properties such as the Grand Penthouse at Belize, Cape Marco, are trophy properties, for which price is not that major a consideration.

With 13,528 square feet under air, Bolsen maintains that the five-bedroom penthouse on the 25th floor is most likely the largest, highest penthouse in the area. It was certainly the most expensive condo unit for sale on Marco Island at summer’s end.

So what would induce a buyer to part with such a tidy sum?

“The home has been built in such a way that you feel you are living right over the water,” Bolsen says. “It’s like living on a private island, with all the features of a beautifully equipped home and all the advantages of a highly amenitized building.”

There are six full baths and two half baths, maid’s quarters, a movie theater, a sauna and a pool cabana.

Bolsen says buyers are inquiring about the property through its Internet exposure and European contacts, such as the Berlin Rolls Royce Club, to spread the word.

For the more grounded, the sprawling estate with 360 feet of Cocohatchee River frontage just might be the ticket.

Set on 2.35 acres, Sunset Manor has eight bedrooms, 10 full baths and three half baths. There’s an open pool, a tennis court, a nine-car garage and a dock that extends 524 feet.

Other niceties of the home, built in 1993, are a theater, steam room, sauna, fitness room and theater. The air-conditioned square footage is 13,700.

Zipperer says there are irons in the fire on this one.
