Realty Check: What Your Money Will Buy

... for $3.2 million, $1.4 million and $800,000.

“This was a Royal Harbor deal all the way around,” says Don Winkler of John R. Wood Realtors. “The folks who purchased this six-bedroom, six-bath, culde- sac home were already residents of the community who were looking for a bigger place,” he explains. “The sellers purchased another property in this extraordinary boating community that is so close to downtown Naples.”

Winkler, the listing agent for the two-story home built in 2011, reports the buyers were not only delighted with the 5,008-square-foot floor plan, but also the generous lot, measuring .68 acres.

“The gas-heated pool and spa and direct access to Naples Bay and the Gulf were major selling points,” he reports, “and the chickee hut and extensive dockage for watercraft sealed the deal.”

With 7,536 total square feet, the home sold in November for $3.2 million, unfurnished.

$1.4 million

“High-rise condominium living is not for everyone,” says Anne Killilea of Premier Sotheby’s International Realty, “but The Waldorf, a low-key, mid-rise building that sits right on the sand in The Moorings, has special appeal for a certain group of buyers.”

One such buyer was attracted to a first-living-level residence that had been renovated and redefined by the original owner with top-quality finishes and a new, contemporary feel.

“He was impressed by the interior design and architectural features of the three-bedroom, three-bath floor plan,” Killilea says, “and he was also particularly taken with the idea of walking straight from his home down a private stairway to the pool and beach, one level below. He’s got a beach house with the easy maintenance of a condo.”

Built in 1985, the unit has 2,779 air-conditioned square feet and 2,992 total square feet.

Marion Bethea, co lister of the Naples property, adds that the new owner loves to entertain and appreciates that the floor plan will accommodate large gatherings. “He let us know,” she says, “that he looks forward to enjoying many sunsets from his favorite chair in his new beach house.”

The home closed in November for $1.4 million, unfurnished.


Of course, there are many characteristics that make a property desirable,” Joe Pavich Jr., of Realty World of Florida, says, “but an excellent view is for many buyers a very high priority.”

It was for some Florida newcomers, who bought a home in the Nature’s Cove neighborhood in West Bay Beach and Golf Club, Estero, not only for the appealing two-story floor plan, but also for the impressive views the home provides.

“The house has a northwest exposure,” Pavich, the listing agent, says, “but it has been sited in such a way that the sunset views across the lake and golf course are spectacular.” Pavich says the new owners, from the Midwest, are making the four-bedroom, den, three-and-a-half bath home their permanent residence.

“This home was a professionally decorated furnished model, so every detail was executed with infinite care and top-quality treatments,” he reports.

“The buyers were initially attracted to the casual lifestyle and amenities of West Bay Club,” Pavich says, “and they especially liked the privacy created by the big side lot on the property.”

Built in 2006, with 3,436 air-conditioned square feet and 5,355 total square feet, the home sold in November for $800,000, furnished.



The Colony Golf & Bay Club

  PELICAN LANDING HOMES CAME ON THE BONITA SPRINGS SCENE in 1990. Then WCI Communities carved out 809 acres for The Colony Golf & Bay Club. Marketing began in 1999 for a gated enclave that provides a golf course, a two-story clubhouse, a view-rich dining club, tennis and fitness facilities, and a cluster of single- and multi-family home communities currently numbering 14. Built in 2005, this single-level home offers 4,959 air-conditioned square feet and 10,728 total square feet. The home is for sale at $2,295,000, turnkey furnished.

Recent sale: An impressive staircase and two-story living room highlight the elegant design of this five-bedroom, five-and-a-half bath home with a 5,917 square-foot floor plan and 11,520 total square feet. Listing agents Jeanne and Christopher Schauer, Prudential Florida Realty, Bonita Springs, say the first floor master suite, and the guest suite or den with bath on the first floor could serve as a second master suite. The home, built in 2002 with a four-car garage and fireplaced lanai, was purchased from the original owners in October for $1,875,000, unfurnished.


Realtors Use Tech Tricks To Draw Buyers Worldwide

BUYERS FROM AROUND THE WORLD ARE A SIGNIFICANT FACTOR in the local real estate market, and savvy agents use many strategies to attract them. Glen Bigness, Premier Plus Realty, Naples, makes a website offer to reimburse Canadian buyers for their air fare at their closing.

“My agent websites place high on search engines such as Google, so buyers worldwide find me and are able to view all home inventory,” he says. His website provides an option to view the material in several languages.

Christopher Schauer, Bonita Springs, also utilizes websites with translation options. “We market to foreigners in several ways,” he explains. “Our efforts extend to 39 countries, including China.”

Robert Bailey, R.L. Bailey Realty, Naples, posts testimonials from satisfied Canadian and German clients on his website, and Linda Flack, Royal Shell Realty, Fort Myers, says all the modern technology, such as e-mail, websites and Skype, put non-native clients in touch with her.

“Today’s foreign buyers are prepared and knowledgeable,” she observes. “They do their homework before making contact, so the search for the right home is facilitated.”

Bigness adds, “I market to foreign buyers using several tools which include Internet real estate classified sites like Trulia, Zillow and other major websites that draw buyers in great numbers. I also use social media like Facebook, Twitter and several blogs.”

David Gallus, broker /owner of Premier Plus Properties, says the company has 100 agents from foreign countries in its Collier County bailiwick. “These folks all have contacts in their former homelands,” he says, “and they often return there to market properties and to nurture relationships with other real estate agencies. We have three agents who work exclusively with French-speaking clients and one who recently returned from a marketing trip to Finland. The ones who travel to European real estate expos pack their bags with sand and shells to tempt their audience.”

Agents say many foreign home seekers have family or friends who have already purchased locally, so satisfied buyers can lead to valuable referrals. With a study by Florida realtors pegging their presence in the residential market at 19 percent, that could be a lot of referrals.
